1. CONSTRUCTION
1.1. DESIGN
We offer preparation of complete technical documentation for construction of facilities. This includes:
- preparation of the conceptual design for obtainment of the location license;
- preparation of the main design for obtainment of the building license;
- preparation of the implementation project as the basis for the order;
- preparation of the current status documentation and preparation of the facility for the final inspection;
- preparation of the statutory specification study;
- obtainment of the location license, building license and utilization license, and construction advisement.
1.2. SUPERVISION

1.3. STATUTORY SPECIFICATION
Any space within a facility, such as apartments, garages, business premises, yards, etc. MAY NOT be registered in the land registry as property unless the facility has undergone statutory specification, i.e. unless a study has been prepared, specifying the separate parts of the facility. The plan determines the separate and common parts of the property, as well as their sizes, and identifies the owners of the respective parts.
Statutory specification is usually carried out for the purpose of:
- obtaining a retail mortgage loan;
- selling or buying a property;
- dividing family properties;
- legacy division;
- determining the shares of the respective co-owners in the costs of managing and maintaining the facility.
The following is required for the statutory specification study:
- technical documentation for the facility, displaying the surface area of all parts of the facility.
- photo-documentation.
The facility is measured and photographed and drawings are prepared for the statutory specification study purposes.
1.4. CONSTRUCTION EXPERTISE
Construction expertise comprises a set of activities performed by an expert of the construction profession appointed by the County Court. The activities included in construction expertise are real estate appraisal and specification. In the narrow sense, this is a set of professional activities defining the quality and quantity of the works performed on a facility, reconstruction of the events and responsibilities at the construction site based on inspection of the construction book or log, designs and protocols, as well as provision of evidence before a municipal or commercial court at client's request.
1.5. REAL ESTATE APPRAISAL
Real estate appraisal is carried out for the purpose of:
- obtaining a retail or corporate mortgage loan;
- helping the seller determine the price or helping the buyer assess the offered price;
- taxation, enforcement proceeding, payment of insurance following events of damage, etc.
The documentation required for an appraisal study contains:
- photo-documentation,
- facility measurement (net useful area and gross developed area),
- construction and market values of the facility, including the land.
We perform appraisals within the Rijeka region, especially on the Island of Krk, and they are accepted by Croatian banks.
